There is a myth that selling a home is easy. All you have to do is find an agent like myself and then you can sell your home. If you want to sell your home for the maximum amount, there is a lot of work to do. Call it preparation work. Knowing the critical steps to take before selling your home can make your life much easier and ultimately get you the top dollar amount.

For those that are first time home sellers, you may be surprised at how complex it can be to get your property ready to sell. From determining the correct listing price to navigating contractual agreements, it’s an exhausting process. However, when you use Jeff Raybould Homes, I will help you through this entire process and make it the easiest it can be for you.

I’ve been involved in many house sale transactions and have learned from my own mistakes. I’ve been able to learn over the years what I should do and what I shouldn’t do. It is my goal that you can avoid my mistakes and get through this process smoother.

What is important to understand as you go through my checklist, is don’t take any of this personal. You have to desensitize yourself from your house in order to sell it fast and for the most money.

  1. Remove Personal Decorations

You are selling your house, not your personal decorations or furnishings. You want your house to stand out with no distractions. There will be many different types of people looking at your home when it is for sale. With that in mind you want to create a neutral environment to encourage the most feedback. I understand this is hard for a lot of my clients, but the only way to stay neutral is to remove most of your personal decorations. If a buyer can walk through your house and determine your religious preference, family size, profession, and favorite alcoholic beverage, that’s probably not the best scenario.

Some buyers have a hard time emotionally attaching to a home when a seller’s lifestyle choices are front and center. This issue is particularly true when those choices conflict with theirs.

Once you remove all of the items mentioned above, you will be on the right track to sell your home. It will also help you to detach from your home emotionally and prepare yourself to move on. Start thinking of your property as someone else’s home. When a buyer has to ask if someone lives in your house while viewing it, you have done your job well.

  1. Hire A Home Inspector

Wait you are saying…isn’t that the job of the home buyer. Yes it is but I have had great expereince in having the home owner get a home inspeciton prior to listing the house for sale. By doing so, you are able to find out what needs to be repaired or could be an issue during the sales process. You are essentially taking control of this step and beating the future buyers to the punch.

If you tackle all of the repairs before putting your home on the market you are going to save yourself a lot of money or headaches. There won’t be a need to offer seller credits or for a buyer to scared off because of a repair punch list.  In addition, Buyers will second guess a house when the inspection report is loaded with issues. When home buyers know that there has been a previous inspection and all repairs have been performed, they are more willing to pay top dollar.

  1. Clean Everything Thoroughly

Everyone’s level of “clean” is different. What is “clean” to me may not be acceptable to you. When you’re listing your house for sale, you need to get your home as clean as possible.

Pretend that you’re selling your house to a germaphobe. If you can afford it, hire a professional cleaning crew to spend a day performing a deep clean. It’s well worth the money. When a house is slightly dirty, it can be difficult for homebuyers to emotionally attach to it, even if they are not clean people themselves.

It’s an interesting irony that many home buyers expect the house they buy to be cleaner than the one they currently own. This truth is a reality that must be accounted for. A clean house gives the impression that the property has been well maintained and is a unique home that is better than the others available today. Clean everything thoroughly before selling your home.

  1. Remove Evidence of Pets

To sell your home quickly and for the most money, you’ll want to appeal to every possible buyer. Not everyone is a fan of pets. Your house may be the perfect layout, price, and design, but if it smells like animals, you may lose buyers.

Some home buyers won’t even finish walking through a house if there is evidence of animals. Sometimes they’ll rule out a place based on seeing a litter box in the property photos. You only get one chance to make a first impression.

Don’t forget that you can never experience the smell of your home as a buyer would. You live there and are used to its unique smell. It’s best to get a second opinion from me so that I can give you proper guidance.

  1. Replace Outdated Fixtures

Again, you are saying “wait what?” If you want top dollar you have to invest a little. Spending a small amount of money on some items an easy fix that can have a considerable impact on the presentation of your home. If you have old brass door handles or brass chandeliers, you should replace them with more modern styles. The old fixtures makes your home look outdated and gives homebuyers the impression that they have a lot of work to do before moving in.

There are certain things that you can do and not spend a lot of money on. All of the big box home repair stores offer contractor packs. You can get some amazing deals on new, fresh products. You have to gauge your market and determine what price is the appropriate amount to spend. If you are appealing to high-end buyers, you are going to have to spend money on designer fixtures.

Spend some time walking through your home and identify every fixture that reveals the property’s date. Replace as many outdated items as possible before selling your home. The great thing about this process is that after you have done this, I can add all these upgrades to your listing description so people know right off the get go they are getting an updated house.

  1. Shampoo or Replace Carpets

”Should I replace the carpet before selling my house?” This is one of the most common questions that home sellers ask me. It’s a tough decision as you won’t necessarily make money on the carpet per se. What you will do is make a stunning first impression.

Carpets show more damage than almost any part of your home. If you have carpeting in your home, it’s probably going to be a problem. If the carpets are not stained and are newer, you might get away with hiring a professional carpet cleaning company. If cleaning does not restore them, you’ll need to replace them.

When I do an initial walk through with my clients, this is something that I will point out to them. I will give you an honest opinion on the flooring and give you some guidance. It is very hard to sell a home for top dollar if the carpet is worn-out or dirty.

Something that I’m seeing a lot of my clients do these days is replacing high-traffic areas with luxury vinyl floors. These floors look amazing, are low maintenance, and hit the spot for what buyers are looking for.

  1. Touch Up or Re-Paint

If it’s been more than a year since your house’s interior has been painted, then it’s time for some touching up. If you have paint left from the last time you painted, use it to touch up areas with nail holes, scrapes, and handprints. It’s important to clean the walls prior to touching them up.

Touching up existing paint is very easy and makes your home look new again. If you do not have extra touch-up paint, you can try to peel off existing paint or cut a small section of sheetrock (which you can repair later). You should do this in an area where it’s not very noticeable, like in a closet or behind a door. Then head down to the local paint store and have them match it up.

If you have colors in your house that are very personable or wild (purple, burgundy, lime green, etc.), it would be wise to paint them with a neutral color. A good neutral color throughout the house with a white ceiling is perfect. By painting a neutral color, you will appease to the mass.

Not only do you have to consider the interior paint, but you also have to look at the outside. Again, if you have a bright purple exterior paint or it’s flaking bad, you probably need to take care of that first. Don’t forget the little stuff like mailbox posts, fences, storage sheds, house siding, and trim work. The exterior of your home needs to look well maintained to encourage a substantial offer from a buyer. Curb appeal is huge!

  1. Freshen Up Landscaping

I’ve mentioned it already, but curb appeal is so important. That first time a future buyer sets eyes on your house only happens once. I’ve found that landscaping is the biggest bang for your buck when listing your home for sale.

The fastest way to freshen up your landscaping is with new mulch and cheap landscaping. It’s a fun, easy project for the family. All it takes is a rake or shovel. Simply spread a fresh layer of it throughout your landscaped areas. There are mutlitple colors to choose from when it comes to mulch. Your local home improvement store will have them in prepackaged bags to make transporting it easy.

Taking it a step further, plant some colorful flowers. They don’t have to be much but just adding some color to your new mulch will make your landscaping stand out even more. Trim any overgrown plants and bushes and clean up your outdoor spaces to look new again. This step is likely to significantly impact your buyer’s first impression and positively influence their purchasing decision.

Don’t be afraid to ask me as your realtor for guidance. I want to see you get the most money for your property. Every property is different and will have unique and specific areas to address. There may be some things that I say should be done and some that I can save you time and hassle on.
